With lushly landscaped grounds and architectural elements reflecting international sophistication, Kashmir is truly intoxicating.  The Moorish style home rebuilt in 1968 was meticulously restored in 2011 with a unique blend of colors, fabric textures and eclectic design.  The owner’s love of art, photography, music and fine furnishings is apparent throughout the property.  Every amenity has been provided to assure a luxurious and flawless vacation experience.

The entry, with black onyx-style flooring and gilded ceiling, welcomes guests into this unique home. In the living room, stately French doors and windows span the wall of this bright space, inviting the outside in. On quiet evenings one can entertain around the 1904 Steinway Baby Grand “O” series piano or the 60″ flat screen TV while relaxing in front of the warmly blazing fireplace.

The kitchen’s whitewashed walls and Italian statuary marble set the stage for an unprecedented gourmet experience. A massive center island offers front row seating to oversee the culinary delights being created at the commercial-style range and with the professional appliances and amenities provided here. Even the most meticulous chef will find every tool needed to create even the most demanding dishes. A two-sided gas fireplace separates the kitchen from the formal dining room with seating for 10 at the unique round table.

French doors from the kitchen and dining room offer immediate access to the fully enclosed central courtyard. This courtyard is truly the heart of this unique home with its sparkling pool, and plenty of seating on iron chaise lounges with plush new cushions. The nearby outdoor kitchen, with seating for 10 at a built-in banquette-style mosaic table is a charming spot for a lavish sit-down dinner or a casual pool party buffet.

From the kitchen, stairs of exotic multi-colored hand-painted tiles ascend to the posh Master Suite on the second floor. Crisp white walls are the blank canvas to this fresh contemporary room of black and white with crimson accents. A balcony, reached through massive wood doors, acts as a loggia to watch activity in the pool courtyard below. With the sun setting on the ocean views beyond, one can take refuge on the lounges or suspended rope hammock and melt into one’s dreams.

The marble Master Bathroom is beautifully appointed with step-down bathtub with showerhead, mirrored vanity and views of the backyard.

Nearby Bedroom #2, vibrant with colored fabrics and pillows atop extra long twin beds, is designed as a quiet reading den or cozy sleeping quarters.

Downstairs, Bedroom #3, with California king bed, has French door access to the private outdoor hot tub. The addition of a queen sleeper sofa makes it perfect for families with small children that need to remain close.
The California king bed in Bedroom #4 faces the lush backyard, while more French doors offer immediate access to cool evening breezes or warm summer sunshine.

In both downstairs bathrooms, light streams through tall windows and reflects off cool marble to create bright spaces. Large open glass showers complete the picture for a spa-like experience.

All bedrooms, living rooms and pool room have 50″ or 60″ flat screen TV’s, Direct TV, and music streams throughout the home from the built-in speaker system.

The “Pool Room”, off the central courtyard, is a wonderfully versatile guest retreat. This stand-alone space with a private entrance and its own full bathroom can be used as a family game room or 5th Bedroom Suite with a custom handcrafted California king bed. The unique focal point of this entertaining room is the 1920 Brunswick tournament size pool table that was featured in a match between Minnesota Fats and Paul Newman in the movie “The Hustler”. Flanked by an abundance of large French doors on both sides, this room can be opened up on both sides to create a continuous flow from the pool courtyard to the large shady backyard.

Under magnificent oak trees, the grounds were designed by renowned architect Eric Nagelman. With massive boulders, native plants, and seasonal creek, the park-like setting speaks to the importance of preserving the natural landscape and is magnificently lit during evening hours. One can gather after sunset around the large open sand fire pit, or sneak away for a private soak in the hot tub under the stars. Kashmir echoes of faraway places.

Once inside the gates, you too will feel worlds away. Visit again and again; each stay promises to be a unique and memorable experience in luxury.

The allure of  Kashmir in Montecito begins well before one even sees the house.I visited on a recent bright, sunny afternoon and entered through impressive iron gates. My head swiveled right and left and right again as my attention was drawn to the variety of cacti and palms lining the curving drive. It was apparent that I was approaching something special.

I parked and walked up a short flight of Santa Barbara stone steps flanked on each side by palm-tree sentries and colorful plants. The stairs provide just enough elevation to keep the house hidden from view until one reaches the top of the steps, resulting in a dramatic reveal. A swath of lawn split up the middle by a freeform flagstone path leads toward a long, low façade composed of a series of archways running the length of the house. Each arch is framed by blooming bougainvillea that seem to both protect and soften the house at the same time, like a decorative magenta armor.

The dreamy landscape continues throughout and all around this home, but it certainly doesn’t upstage the interior. As I stepped through the heavy double front doors, the dramatic foyer stopped me in my tracks. A coffered ceiling painted with gold leaf surrounding an ornate black filigree light fixture dazzled me before I even got all the way inside. The vivid Mediterranean flair continues into the living room with a wood-beamed ceiling and a true indoor-outdoor feel. French doors frame a fountain in the front yard, and a fireplace is built into the far wall. Back through the entryway lies a formal dining room and the kitchen beyond, separated by a massive two-sided fireplace that can be enjoyed in either space. More sets of French doors bring the outside in, opening from the dining room onto the front yard and also out the side to the pool. The pool area is at once formal and intimate, large enough for big parties and entertaining but with separate spaces for seating, dining, and play. The pool itself features sparse lines and an inset fountain at the far end with a Grecian flair.

The lush gardens and curved archways soften the ambience and lend a cozy air. Back inside, the kitchen demands attention, with gleaming white-on-white features and a glorious view of the pool area. Gourmet appliances and floating open shelves vie for attention with a huge marble island that doubles as a seating area. A colorfully tiled staircase leads up to the master suite, a romantic haven that occupies the entire top floor. A spacious bedroom, walk-in closet, cozy meditation room, and lovely bathroom are outdone only by a spacious, private deck that overlooks the pool and enjoys views all the way to the ocean and islands.

Back downstairs are two more bedroom suites, both with baths and walk-in closets. Varied geometric black-and-white tile in each of the bathrooms, plus artfully placed windows and stunning fixtures, carry the dramatic tone throughout. Separate from the main house is a library or game room with a full bath that could be reconfigured into an additional master suite or studio, leaving options for the owner or guest.

Just when I thought I had seen it all, I discovered what might be my favorite part of this house, and it isn’t in the house at all. Down a path and up a few steps, there’s a secret rear garden nestled among oak trees. A ring of natural stones hides a built-in gas fire pit with plenty of space to gather. A hot tub hides nearby, surrounded by ferns, cacti, and other native plants. By day, this area would be the perfect backdrop for kids to play. After sunset, the hot tub and the fire pit provide multiple options and equally alluring spots for relaxation.

Don’t make me decide whether the interior outshines the outside, or vice versa. This magical Mediterranean home is equally enticing both inside and out.

Due to recent restrictions on vacation rentals in the City of Santa Barbara we cannot allow weddings or large parties at our property.

Kashmir is situated in a very high-end neighborhood and it is extremely important to preserve the peaceful environment around us. We of course want to respect this quiet neighborhood and maintain good relationships with our neighbors.

Dinner parties are restricted to the houseguests only and no additional guests should be invited (occasional exceptions for a few additional guests can be made after consultation with the owners, depending of the circumstances). Loud music past 10PM is not allowed outside and only reduced noise up to 12:30 AM inside. If guests are leaving late in the evening please assure it is done quietly.

Nov/18/18  ***** We had a wonderful stay. Our expectations for the home were high based on the description, the location, and the photos, but honestly they were exceeded. The photos really don’t capture the full beauty of the home and, in particular, the flora. It’s really an exceptionally lovely setting. The kitchen was great. It was probably the most thoroughly equipped airbnb kitchen we’ve encountered from pots and pans, to an extensive supply of kitchen tools and utensils, a small food processor, a roasting pan, etc., which made preparing our fairly elaborate Thanksgiving dinner (and other meals) easy. The round dining table was great for our group meals. The rooms are large and spacious which made gathering as a group comfortable, but there are lots of nooks within the house and yard to slip away for quiet time. The location is perfect – 3 minutes to Montecito and 12-15 to Santa Barbara. TV’s, music throughout the house, and internet connectivity were all good. The beds were comfortable; towels were plentiful (including pool towels). Communication and information were both great. Sebastian and Valerie were terrific to work with. We’d definitely enjoy returning to Kashmir!. -

Again lots of attention to lighting (on palm trees, driveway, outside etc;); so if you are looking to be outdoors in the night, it is very beautiful as well.  ***** Kashmir Exceeded All Expectations! This is a spectacular property! From the moment you arrive you will be pinching yourself that you are staying at such a magical place. When we saw the pictures on the website we could not imagine that the home would be just as pictured. Everything is beautifully laid out, slightly exotic( so you really feel transported to your vacation)and beautifully maintained. We love to cook and the kitchen was perfect for our large group, hanging out sipping coffee in our pajamas and enjoying the warmth from the stove and fireplace. Christmas Eve and morning in the great room with the fire blazing, sunny afternoons by the pool, many a movie viewing and pool game in the pool house, hot tub evenings and cozying up by the fire pit. We squeezed 12 at the dining table which also has a fireplace and every guest felt pampered in the beautifully appointed bedrooms and fabulous bathrooms. The master bedroom has the most spectacular view of the Channel Islands, you will only want to get out of the comfortable bed so you can sit on the vine covered porch in your robe( provided) and enjoy your coffee overlooking the pool and view. The owners were a dream to work with and Carlos, who met us and made sure everything was working, couldn’t have been nicer. You will only be disappointed if this spectacular home is not available for your vacation. -

 ***** Ah Kashmir! Thank you for the most wonderful setting to host my friends and celebrate my 50th birthday. HOW LUCKY AM I ?! We did not leave the property! We cooked, swam, sat by the fire, shot pool and just relaxed and truly enjoyed one another after an incredibly hectic and rough 2014. I saw a shooting star on my birthday – what a lovely sign that I was exactly where I was supposed to be! Thank you! We shall return to Kashmir. Xo always -
